Kirkland & Ellis has signed a 115,000-square-foot lease at 830 Brickell, a 640,000-square-foot Class A+ office project in Miami’s Brickell neighborhood. Cushman & Wakefield negotiated the deal on behalf of the ownership, OKO Group and Cain International, while CBRE and Newmark represented the tenant.

The commitment marks the largest new-to-market office lease that closed in Miami this year. Ranked in AmLaw 100’s top ten list and one of the largest law firms in the country, the new tenant will occupy the sixth floor of the development.

The 55-story office project is now 100 percent leased, making it the first Class A+ office building in the city to be fully pre-leased ahead of its delivery, said Cushman & Wakefield’s Andrew Trench, in prepared remarks. Topped out in June, the building is expected to be delivered in early 2023.

Kirkland & Ellis will join other global companies at the property, such as international law firms Sidley Austin, Baker McKenzie and Winston & Strawn LLP, that will occupy a total of more than 100,000 square feet at the tower. Additional tenants include Microsoft, that signed a 50,000-square-foot lease in 2021, Citadel, CI Financial, A-CAP, Marsh Insurance and Thoma Bravo.

Cushman & Wakefield’s team included Vice Chairman Brian Gale and Executive Directors Ryan Holtzman and Andrew Trench. Newmark’s Chairman Neil Goldmacher, Executive Managing Director Mitchell Millowitz, Senior Managing Director Ryan Rosalsky, along with CBRE’s Executive Vice President Kevin Kushner, negotiated the deal for the tenant.

An iconic office tower for Miami

830 Brickell is the first stand-alone office property to rise in Miami in more than a decade. Adrian Smith + Gordon Gill is the architecture firm behind the design of the tower, while Iosa Ghini Associati is providing interior design services. The building will be targeting LEED Gold and Wired certifications.

The 724-foot, energy-efficient project will feature hurricane impact and Low-E tinted glazing systems, 12 three-zoned elevator systems, first-floor retail space and 583 parking spots, CommercialEdge data shows. Common-area amenities will include a rooftop bar and restaurant, a world-class wellness, fitness and health center, conference rooms, an outdoor terrace and EV charging stations, among others.

The development is situated close to multiple transit options, such as Metrorail and the Brightline. Wynwood and Edgewater neighborhoods are within 3 miles of the site, while the Miami Design District is less than 4 miles away.
