AMG & Associates wants to shave nearly 70 units from a proposed apartment complex in East Oakland.

The Santa Clarita-based developer has filed plans to whittle down its project to 140 apartments at 10550 International Boulevard, SFYimby reported. It would replace a strip mall and former car lot.

In November, AMG had updated plans to build an $80 million, 207-unit complex just north of San Leandro.

It’s unclear why the developer downsized the project.

Plans now call for a six-story building with 140 one- and two-bedroom apartments, of which 33 would be set aside as affordable for lower-income households. A ground-floor parking garage would serve 70 cars.

The gray, salmon and putty complex, designed by Orange-based AO, would include a fitness center, a community room and laundry facilities. It would also have two courtyards with barbecues, outdoor seating and a playground.

The apartment complex is the third phase of a construction project dating back to 2015, when AMG had proposed a 360-unit complex on the same site on behalf of Idaho-based developer The Pacific Companies, according to the San Francisco Business Times.

The first phase, a 324-unit affordable senior complex known as Oakland Station Senior Housing, is under construction. Plans for a second-phase — a 69-unit affordable senior housing project — have been approved. It’s not clear if Pacific Companies is still involved in the project.

Last year, AMG worked with Pacific West Communities, a division of The Pacific Companies, to gain approvals for 280 apartments in Oakland and in Milpitas. In March 2022, an AMG affiliate paid $5 million for land to build 426 apartments in San Jose.
