Fresh off appointing its new president, Trademark Property Company is preparing to make its mark on a master-planned community in Cypress.

The Fort Worth-based firm is nearing a 37-acre land acquisition within Dunham Pointe, a 1,327-acre master-planned community under development in the northwest Houston suburb, the Houston Business Journal reported

Trademark aims to build between 225,000 and 250,000 square feet of retail and restaurant space, a 350-unit apartment complex and 36 townhomes at the southwest corner of Highway 290 and Mason Road. Offices and a hotel could be added in a later phase.

Assuming the land sale is finalized, Trademark hopes to begin construction in the second quarter of 2025 and complete the project by early 2027, said Jeff Johnson, Trademark’s managing director of development.

“Next year, we’re really going to be focused on planning, design, place-making and merchandising of the project,” he told the outlet.

Trademark has developed other projects in Greater Houston, including Market Street in The Woodlands Town Center and the H-E-B-anchored Royal Oaks Village shopping center in West Houston. 

The Archie Dunham-developed Dunham Pointe started construction in 2021 and has faced numerous challenges since then. Litigation over two planned railroad crossings in the community put the project five years behind schedule. Supply and labor shortages have also hindered the development.

However, Dunham has started to make strides, recently completing a $6 million amenity center. Roughly 700 home sites have been developed and sold, with 500 homes either occupied or in the final stages of construction. While Dunham has plans to deliver another 300 lots in the next two to three years, he remains flexible, considering market dynamics and potential expansions based on demand
